HELPFUL HINTS FOR SUBMITTING OFFERS

Failure to Comply Will Result In Your Offer Being Rejected

1. Foreclosure Property is Exempt from the Maryland Disclaimer/Disclosure Act.

2. Lead Paint Addenda is required with every offer. Include your Lead Paint Addenda

3. Contracts of Sale can not be ASSIGNED.

4. Remove Paragragh 11 and 12 from the Standard Maryland Contract. Initials are required for each Paragragh.

5. A Bank Pre-Qualification letter or Proof of Funds must accompany every Offer. Available funds must equal the offer price.

6. Seller Addenda superseded the Maryland Contract. Changes to the Seller's Addenda is strictly forbidden. Be aware of the penalty clause and forfeiture clause as they are enforced.

7. Letters of Intent are not accepted and will not be acknowledged.

8. Earnest money deposits must be cashier check or money order. They are held by the TITLE COMPANY. THE TITLE COMPANY IS SPECIFIED IN THE E-MAIL. A faxed copy must accompany all offers.

9. Settlements on cash offers occur within 30 days. Financed offers occur within 45 days.

10 All properties are advertised as Leasehold. The seller will not redeem ground rent, and the BUYER accepts the property with or without ground rent.

12. Some Sellers specify the title company. We will notify you if this is the case.

13. Some sellers will not pay a commission to a licensed agent or member of his family purchasing a property for their own benefit. Check the list card, and we will remind you if this is the case.

14. We will assist you with the documentation

PROPERTIES ARE SOLD AS-IS

1. Inspections are permitted.

2. The SELLER will not make any repairs.

3. Inspection time frames are strictly adhered to.

4. Inspections are for the BUYERS INFORMATION ONLY.

Deposits

Accepted offers will not be submitted for ratification until the earnest money deposit is received. Earnest money deposits are to be mailed to:

Pat will verify receipt of deposit, and the offer will be sent for ratification. All deposits must be in the form of a cashiers check or money order made payable to the TITLE COMPANY. There will be no exceptions permitted under any condition.
